How long pavers last and what upkeep they need
Thirty to fifty years, and the upkeep adds up to about an hour a year plus a bag of joint sand every few years. Here is the whole maintenance sequence in order, from the week the crew leaves to the decade a section finally needs resetting.
Why lifespan is a local question in Northridge
Most places, the thing that ends a hard surface is wear or water. Here it is ground movement. Northridge sits on the gently sloping alluvial fan of the San Fernando Valley, and it is the name attached to the magnitude 6.7 earthquake of January 17, 1994, whose epicenter was near Reseda Boulevard and Arminta Street about ten miles beneath this same fan. That event left permanent ground deformation across the Valley floor, and homeowners who owned concrete that morning learned what a rigid slab does when the soil under it shifts.
That is the honest framing for lifespan on these lots, no drama attached. A poured slab is a single plate, so when the ground moves the slab relieves the stress by cracking, and a crack ends the useful life of the whole pour. An interlocking paver field is hundreds of separate units on a flexible base with sand joints between them, so movement is taken up at the joints. When a section does go out of level, it gets lifted and re-leveled and the same stone goes back down. That is the difference between a surface with a lifespan and a surface with a maintenance schedule.
The upkeep sequence, in order
- Leave the new joints aloneFirst two weeks
Walk on it, park on it, use it. Just do not hose the joints hard or pressure wash anything while the polymeric sand is still curing into place. If a little haze of sand sits on the surface, sweep it, do not blast it.
- Rinse, do not scourFirst few months
A garden hose and a stiff broom handle everything a new surface needs. Pressure washers are the single fastest way to strip joint sand out of a paver field, and stripped joints are where every later problem starts. If you must use one, keep it wide, keep it moving, and stay off the joint lines.
- Sweep and spot cleanEvery couple of months
Leaves and organic debris left sitting in joints turn into soil, and soil grows weeds. Ten minutes with a broom is the entire routine. Oil drips on a driveway lift best while they are fresh, with a degreaser and hot water rather than a wire brush.
- Walk the surface once a yearAnnually, ideally late fall
Look for three things. Joints that have dropped below the paver chamfer. Any unit sitting proud or low of its neighbors. And whether water still runs the direction it was graded to run. On a flat Northridge lot that last one matters most, because the fall was cut into the base by hand and it is the only thing moving water off the surface.
- Top up the joint sandEvery two to four years
This is the one job that genuinely protects the investment. Sweep polymeric sand across the surface, work it into the joints, vibrate or tamp it in, mist it to activate, and let it set. Full joints are what make hundreds of loose units behave as one interlocked structure, and they are what keeps a wheel load spreading across neighbors instead of concentrating on one paver.
- Decide about sealing, onceOptional, then every few years
A sealer deepens color, adds a slight sheen if you want one, and makes spills easier to lift. It is genuinely optional. If you seal, you are signing up to redo it periodically, because a sealer that has worn unevenly looks worse than no sealer at all. Plenty of driveways here have never been sealed and look fine.
- Swap a single unit when something happensAs needed
Paint spill, cracked corner, a stain that will not lift. Pull that one paver, drop a spare in, sand the joints around it. This is the reason a good installer leaves you spare units at handover, and the reason a paver surface never needs a patch. Keep the spares somewhere dry and out of direct sun so the color stays matched.
- Reset a settled sectionOccasionally, over decades
If an area drops, usually over a utility trench, near a downspout outlet, or after significant ground movement, the fix is mechanical. Lift the affected units, correct and recompact the bedding and base underneath, reset the same stone, re-sand. A crew does this in hours. Nothing gets replaced and nothing is visible afterward.
- Full lift and relay, eventuallyTwenty to thirty years out
Far down the road a large area can be taken up, the base topped and recompacted, and the original pavers relaid. You pay labor, not material. That is the option a poured slab has never had, and it is a real part of why the thirty to fifty year figure is realistic rather than optimistic.
What actually shortens a paver surface
Almost never the stone. Concrete pavers are pressed and cured in a plant, under conditions no driveway pour ever gets, and they will outlive the base beneath them. What shortens a surface is a base that was rushed: aggregate dumped in at full depth and compacted once instead of in three to four inch lifts, a subgrade that was never brought up to proper compaction so the base settles unevenly, or no edge restraint so the perimeter courses creep outward and the interlock unravels from the outside in. Every one of those is invisible from above on the day the job finishes.
The other lifespan factor here is sun. Valley summers run through the high 90s and past 100 with a heavy ultraviolet load, and any outdoor color relaxes under that. Modern pavers carry pigment through the body of the unit rather than on the face, and a multi tone blend hides the change almost entirely because variation is already the look. A flat single tone surface is where fading reads as fading.
Building for ground that keeps moving
Two things, specific to how Northridge is built. First, the driveways here are big. The ranch tracts off Devonshire Street and Zelzah Avenue were laid out with long approaches and wide frontage, so a driveway commonly measures 700 or 800 square feet. Second, the drainage check goes in your handover notes, not just the install. On flat alluvial ground the one to two percent of fall is entirely constructed, so the annual walk in step four is really a drainage check wearing a maintenance hat. Water that starts pooling somewhere new is the earliest signal that a section has moved, and catching it there means a few hours of resetting instead of a large relay later.
